Do you have a
tourist licence?

The management model varies depending on whether your apartment has a tourist licence. In both cases Oikora handles everything.

With tourist licence
You access the full hybrid model. In high season we manage tourist rentals by night for maximum profitability. In low season, mid-term stays (≥30 nights) with less turnover and greater stability.

About tourist licences in Spain: Regulations vary by city. In Valencia, Málaga and the Canary Islands new licences can still be obtained in many areas. In Barcelona there is a moratorium from 2028. Oikora manages your apartment comprehensively: listing on platforms, guest communication, automated check-in, cleaning coordination, incident management, legal guest registration and bi-monthly payouts. You just receive the income and see everything in your panel.
Tourist rental is for individual nights or short stays, requires a VUT tourist licence and has higher profitability per night. Mid-term rental is for stays of 30 nights or more, does not require a tourist licence. Oikora manages both models and applies the corresponding percentage based on the duration of each stay.
In these cities we optimise your apartment according to the season. In high season we manage tourist rentals by night. In low season we find mid-term tenants (minimum 30 nights). The commission varies according to the type of stay. Tourist licence required for short stays.
It depends on what you want to do. For tourist rental (individual nights) it is mandatory. For mid-term rental (≥30 nights) you don't need one. We help you apply in cities where regulations allow it — Valencia, Málaga and the Canary Islands have more options than Barcelona or Madrid.

On the 1st and 15th of each month you receive a clear statement with all bookings from the period and the corresponding income. No delays or surprises.
Oikora coordinates the cleaning team after each stay. The cleaning cost is charged to the guest — the owner does not bear this cost.
No. We work with local and international owners. All management is remote. If you have an apartment in Spain from abroad, Oikora is your solution.
